Why people are moving to TN for the lots..
If you follow real estate metrics or are connected to Middle Tennessee in any way, you are probably familiar with the growth of the metropolitan area and the quick-to-follow growth of the housing market. Many people are being drawn to the area from larger cities / states for a multitude of reasons. A few of these are the lower cost of living, no state income tax, job opportunities, quality of life, music and culture, and the southern hospitality / community. However, there’s one factor that might trump all the others, and that is the ample land.
Land is one of the biggest reasons a record-breaking amount of people are moving to Middle Tennessee. Nashville’s lots are considerably more sizable than comparable growing metropolitan areas. You won’t find many 1+ acre lots in other cities. Williamson County, which encompasses the Brentwood and Franklin areas, is even taking extra measures to protect the large parcels of residential land. In the past few years, they’ve started requiring a 5-acre minimum per build in the unincorporated parts of the county. That means, unless you have 10+ acres, you won’t be building a second home to sell off, excluding some exceptions such as familial homesteading. This was mandated in efforts to preserve the rural landscape, protect historical preservation, and create strategy behind the growth happening in the county. Because of the history and culture that developed into today’s Nashville, there is a multitude of land to encompass your dream home. Not many cities can offer privacy, agricultural possibilities, and a promise that the rolling hills and backroads will be protected. Middle Tennessee is a special place.
