If you are building an entirely custom home, you’d purchase a lot outside of a development or in a development that allows you the freedom of design (or oftentimes, the builder you hire will purchase the lot for you). Depending on the lot you choose, you might have to go through the process of getting the land surveyed, the septic and electric being established, etc., which is costly and can take months to a couple years at times. You’d work with an architect and a homebuilder to design and select every detail of the home. This option will take a few weeks of various meetings to nail down what it will cost you.

If that process sounds daunting, you might go the semi-custom home route. A homebuilder, in this scenario, would have a library of floorplans and designs that they offer. You would select a floorplan that meets your needs and customize the materials, finishes, etc. This can be done quicker than a fully-custom home and prices are more straight-forward.

Lastly, a spec home is more tailored to appeal to everyone design-wise. You could have a few options for finishes, hardware, paint, etc. if the builder offers it. You might also be able to choose from a few floorpans depending on the availability in the neighborhood.
