Perks of Working with Parks | Compass.

With Parks, the largest local brokerage in TN, recently merging with Compass, the largest national brokerage in the US, the technological and market-related tools are unmatched. Here are a few things I’m loving and utilizing for my Middle Tennessee clients.

The first tool is the ‘Make Me Move’ price. Most people are not looking to sell their home, but almost everyone has a purchase price that would change their mind. For example, you might love your $500k house, but if someone offered $1mil, selling would be a no-brainer. That’s what this tool is for. For all of the clients in my database, I can set up a ‘Make Me Move’ price within the Compass system. If other Compass agents cannot find the right property for their client on the market, they can see properties in the ‘Make Me Move’ system. They wouldn’t see much, but they’d know, for example, that a property exists in the 37027 zip code with a $2mil ‘Make Me Move’ price. If this fits what their client is looking for, the Compass agent can reach out to the other Compass agent that has the ‘Make Me Move’ listing to see if the client would still consider selling their property for that price. If so, details about the property can be shared if the client gives the green light.

Another part of Parks | Compass technology that I’m using quite often for my clients is our vast database of Off-Market or Private Exclusive Listings. Maybe a celebrity doesn’t want to publicly market their home or a family isn’t sure they want to move and they’re just testing the market without creating MLS history. In a situation like this, a Private Exclusive Listing is a great option. Whether I’m representing one of the aforementioned clients or representing a buyer who can’t find the perfect home on the active market, it’s a great tool we can take advantage of as agents.

Lastly, Compass has this great program called ‘Compass Concierge’ that all Parks | Compass agents can use for clients. Compass will front the costs for various things that will help you property’s marketability when it goes live. This might be staging, maintenance, or home improvements. With the stress of moving, the last thing sellers want to do is put more cash into the home. With Compass Concierge, the costs associated with the improvements are simply subtracted from the net earnings after the home is sold. This is great for all sellers, and I highly encourage you to take advantage of it! Sometimes a few hundred dollars of repairs will get you a few thousand extra dollars on the purchase price.
